Keeping Your Air Safe: Managing Legionella Risks

If you’ve been in Newcastle long enough, you know why we take Legionnaires’ disease seriously. The 1989 outbreak at the Workers Club wasn’t just a headline; it changed how our entire industry operates.

Since then, the rules have become much stricter. And for good reason.

Legionella bacteria thrives in warm, stagnant water. Unfortunately, that describes a poorly maintained cooling tower perfectly. If that bacteria grows and gets misted out into the air intake, people get sick. It’s that simple.

Your Responsibilities (The Legal Stuff)

If you own or manage a building with a cooling tower or warm water system, the buck stops with you.

Under the current NSW Public Health Regulation 2022, you can’t just set it and forget it. You are legally required to:

  • Register your system with the local Council (Newcastle, Lake Mac, Maitland, etc.).

  • Have a current Risk Management Plan (RMP).

  • Get monthly inspections and sampling done.

  • Get the system certified annually.

It’s a lot of paperwork and a lot of responsibility. That’s where we step in.

How We Fix It

We don’t just “check the box.” We manage the whole lifecycle of the system so you don’t have to worry about a knock on the door from NSW Health.

Maintenance & Cleaning Dirty towers are dangerous towers. We scrub them out, disinfect them, and ensure the drift eliminators are actually doing their job.

Water Treatment We monitor the chemical dosing systems that keep the water chemistry balanced. If the pH or conductivity is off, the biocide won’t work, and the bacteria will breed. We keep it in the sweet spot.

Testing & Compliance We handle the monthly sampling and send it off to NATA-accredited labs. If a count comes back high (it happens), we know exactly what to do: remedial cleaning, re-dosing, and re-testing until it’s clear.

Risk Management Plans (RMP) Every system needs a plan tailored to that specific site. We work with independent consultants to ensure your RMP is solid, practical, and compliant with AS/NZS 3666.
